Estimating Databases
Aside from the Sage Timberline Office core Estimating application, which includes sample databases with standard items and customizable estimating factors, you can also add industry-specific estimating databases.

Sage Timberline Office estimating databases contain thousands of items and many assemblies you can use right away — with the added capability of incorporating your company's estimating procedures and policies as they relate to unique items, formulas, assemblies, and productivity and conversion factors.

Commercial Knowledgebase
The Sage Timberline Office Commercial Knowledgebase contains pre-built models and comprehensive Smart Assemblies backed by RSMeans® cost data. Developed for use exclusively with Sage Timberline Office estimating software, nothing compares to the way it allows owners and commercial contractors to prepare capital budgets, conceptual estimates, and even detailed estimates. Only minimal database building or fine-tuning is required. Eliminating the often tedious and time-consuming process of individual item takeoff, the Knowledgebase's built-in intelligence prompts you for only the data needed to calculate quantities and costs for a given assembly, such as a wall, or a model for an entire building. You simply respond to a list of questions and all the construction details and unit costs are immediately available for your review, giving you the ability to quickly perform what-if calculations or provide an instant sanity check. The process required to generate estimates or budgets is as easy as "filling in the blanks." Simply input your data and the software logic updates the information in response to all your prior answers. Conceptual and detailed estimates or budgets can be generated in a matter of minutes.

Electrical Knowledgebase
Electrical Knowledgebase eliminates the often tedious and time-consuming process of individual item takeoff, and the built-in intelligence prompts you for minimal input to calculate quantities and costs of a given assembly. Thousands of industry-standard item prices are included and ready to go without building your database from scratch. Electrical Knowledgebase includes Smart Assemblies® and modeling capabilities, so you can take off a complete system in a single step — assemblies such as branch power distribution and feeders, devices, and lighting. And each assembly or model is backed by complete item and labor detail, plus the automatic intelligence to simplify any complex estimate. Labor rates conform to NECA levels 1, 2, and 3 and material items are updated regularly by i2's TRA-SER program. You can also set up and tap into item pricing and labor production rates honed to fit your custom requirements. This lets you use a predefined price for negotiated work or net prices based on agreements with a particular vendor. You may also want to adjust labor rates to account for the degree of installation difficulty, weather, or other conditions that can affect the job.

RSMeans databases
Choose only the items that are appropriate for your company's work. Fifteen different databases offer you everything from site work items to electrical components. Included with each database is the Means Integrator to give you the ready option to subscribe to Means price updates. Plus, choose from crew-based, hourly, or unit-cost methods of pricing.

Commercial Concrete/Masonry Database
Estimate concrete beams in one step. Take a rectangular concrete beam, for instance, and simply enter one set of dimensions and the assembly will generate labor and material costs for the formwork, concrete, snap ties, and more. Over 1,500 items, 500 formulas, 84 Smart Assemblies are included, from concrete foundations, slabs, walls, and foundations to specialty masonry.

Commercial Drywall Database
Three dozen Smart Assemblies, 1,600 items, and 13 bill of material classes are included. Take off for an interior metal stud wall is as easy as it gets. Simply input your dimensions and the assembly will generate labor and material costs for the studs, top and bottom track, pins, bracing, and sheetrock.

Commercial GC Database
Choose from 250 Smart Assemblies, more than 6,700 items, 1,600 formulas, and 120 bill of material classes. Included are excavation and sitework and assemblies for stucco, drywall, acoustical, to dozens of concrete and structural components. Estimate a tilt-up wall and figure out labor and material costs for the concrete, formwork, lift inserts, and rebar in one step.

Commercial Highway/Heavy Database
Nearly 70 Smart Assemblies for piping, clearing and grubbing, bases, paving, concrete and more are included. Takeoffs for asphalt paving don't get much easier than this. Choose from 1,700 items, 530 formulas, and 67 bill of material classes.

Commercial HVAC Database
The database for ductwork, fittings, hangers, and all the details that round out the job. Input the dimensions for your channel beams and generate labor and material costs for the plates, angles, stiffeners, clips, drill time, and surface prep. Electrical Commercial/Industrial Database
