Estimating Databases
Aside from the Timberline Office core Estimating application, which includes sample databases with standard items and customizable estimating factors, you can also add industry-specific estimating databases.

The Timberline Office estimating databases contain thousands of items and many assemblies you can use right away — with the added capability of incorporating your company's estimating procedures and policies as they relate to unique items, formulas, assemblies, and productivity and conversion factors.

Commercial Knowledgebase
The Timberline Commercial Knowledgebase contains pre-built models and comprehensive Smart Assemblies backed by RSMeans® cost data. Developed for use exclusively with Timberline estimating software, nothing compares to the way it allows owners and commercial contractors to prepare capital budgets, conceptual estimates, and even detailed estimates. Only minimal database building or fine-tuning is required. Eliminating the often tedious and time-consuming process of individual item takeoff, the Knowledgebase's built-in intelligence prompts you for only the data needed to calculate quantities and costs for a given assembly, such as a wall, or a model for an entire building. You simply respond to a list of questions and all the construction details and unit costs are immediately available for your review, giving you the ability to quickly perform what-if calculations or provide an instant sanity check. The process required to generate estimates or budgets is as easy as "filling in the blanks." Simply input your data and the software logic updates the information in response to all your prior answers. Conceptual and detailed estimates or budgets can be generated in a matter of minutes.

RSMeans databases
Choose only the items that are appropriate for your company's work. Fifteen different databases offer you everything from site work items to electrical components. Included with each database is the Means Integrator to give you the ready option to subscribe to Means price updates. Plus, choose from crew-based, hourly, or unit-cost methods of pricing.

Pre-Construction Databases
Put the labor, material, and equipment information you need at your fingertips to create fast, accurate conceputal estimates. Assembly rate tables store a variety of numbers to cover the work you perform in different geographic areas. Assemblies give you the flexibilty to easily handle scope changes, additions, and value engineering alterations that come your way at any stage of the project. Thirteen cost assemblies to choose from, including below grade parking, mid/high-rise fitout, hotel suite, and much more.

Commercial GC Database
Choose from 250 Smart Assemblies, more than 6,700 items, 1,600 formulas, and 120 bill of material classes. Included are excavation and sitework and assemblies for stucco, drywall, acoustical, to dozens of concrete and structural components. Estimate a tilt-up wall and figure out labor and material costs for the concrete, formwork, lift inserts, and rebar in one step.

Residential Homebuilder Database
This is the database that lets you take off even the most complicated home building components, such as foundations, walls, and roofs in just one step. Plus, provide customers with conceptual estimates within minutes by answering simple questions about land cost, living area, and building difficulty. You can create fast, accurate conceptual estimates based on historic costs and previous job experience. Included are 68 Smart Assemblies, 4,000 items, 700 formulas, and 47 bill of materials classes.
